Allowances:

 

Any one of twenty eight (28) categories can be associated with an allowance.  We back out our cost and assign it to the related allowance.  Each of the 28 categories are considered to be individual not collective,  making the budget for each allowance stand alone.  All allowances include material, tax, equipment and labor to install.  It is the responsibility of the client to stay within the allowance.  If you run over the allowance the money will be due at that time (our cost) payable to the vendor.  If you stay under the allowance the balance will be rebated at closing.  You may transfer the extra money to another category only if the allowance from which you are transferring from is complete.  Again, we do not add any fees to the over-runs of allowances, what it costs us, it cost you.  

 

Also keep in mind that selection are critical to the completion date.  All selections will be assisted by one of our agents.
